Pi Development Management is a boutique client-side project management consultancy known for delivering high-value, complex projects across the residential, commercial, retail, hotel, and specialist disability housing sectors.

Our founding directors bring a wealth of experience working for both builders and developers, giving us a deep understanding of the entire project lifecycle—from concept and design to completion and handover.

Through a comprehensive understanding of stakeholder requirements across all project phases, we are well equipped to anticipate and mitigate risks before they affect our clients’ budget, schedule, or quality standards.

Our Services

    • Consultant engagement to establish concept design and quantity surveyor cost plan.

    • Design consultant management for early design development and development approval.

    • Work with consultants to deliver required documentation necessary for approvals.

    • Working with qualified quantity surveyors and builders to firm up development costings required for funding approvals.

    • Lead value engineering initiatives in conjunction with quantity surveyors, builders, and consultants to achieve project budgetary requirements.

    • Finalisation of design development to have project documentation ready for tender by Contractors.

    • Engagement of supplementary consultants on behalf of the client to document and obtain Building Approval.

    • Issue of Request for Tender documents to the market for Contractor pricing.

    • Liaison with legal team to finalise appropriate contract form for project.

    • Review of Contractor tender pricing and negotiation with selected Contractor to get to Contract.

    • Manage Contractor to ensure all pre-construction authority requirements have been met.

    • Contract management and administration to ensure works are delivered in accordance with the Contract.

    • Assessment of claims, variation requests and extension of time requests from the Contractor.

    • Program management to ensure project is delivered on time.

    • Site inspections to ensure project quality outcomes are achieved by the Contractor.

    • Issuing of Practical Completion in accordance with the Contract.

    • Assessment and issue of Liquidated Damages when applicable.

    • Resolution of Contractor disputes in accordance with the Contract.

    • Review and assessment of defects and subsequent resolution by the Contractor.

Previous Project Experience

  • Hayman Island

    Project Description: Heavy refurbishment of 170 key hotel including full strip out of rooms, combining of rooms into suites and services upgrades.  Construction of new pool and associated restaurant facilities and refurbishment of existing main pool which remains the largest in the southern hemisphere.

  • School Road Department of Education

    Project Description: Construction of Architecturally designed commercial building with 27 Carparks now leased to the QLD Government for their brand-new State Pathways College. Completion of base build then the design and build of the specialist fit out within 18 weeks including change of building class from Office (class 5) to Education Facility (class 9).

  • Energex HQ

    Project Description: Construction of 7 storey high efficiency commercial tower awarded 6-star rating by the GBCA through extensive implementation of green construction methods.  Has a GFA of 31,500m2 and is tenanted by Energex.

  • Brisbane One (Early Works)

    Project Description: Construction of basement structures for the Brisbane 1 development in South Brisbane.  Included 7 x basements to a depth of 20m against 3 x active roadways and tendering of both the Early Works and Main Works packages for the client.

  • Tingirana Noosa

    Project Description: Heavy refurbishment of 18 x Dual Key Suites on Hastings St in Noosa.  Project was completed on extremely tight budgets and timeframes.  Works included full strip out of existing rooms, new fixtures/fittings, internal linings and services.

  • Regent St

    Role of Developer and Builder for 78 x apartments, mix of one, two and three bedroom units including common facilities and pool located in Wooloongabba QLD.  Project was delivered on budget and within a tight 16-month timeframe

  • Lyons Terrace

    Role of Developer and Builder for 32 x two bedroom apartments across 3 x levels located in Windsor.  Project was delivered on budget and within timeframes.

  • Laneway Apartments

    Role of Developer and Builder for 7 x two bedroom apartments across 3 x levels.  Build cost of $3.5m, located in Wavell Heights.  Planning and construction challenges include pre-1946 character house removal and building on a constrained site.

  • Park Road Milton

    Project Description:  Conversion of dilapidated heritage building (built 1888) into modern offices.  Included the construction of additional levels and seamless integration with the existing heritage structure maximising NLA and amenity.  Navigated the complex heritage approval process and brought the building up to meet current codes and standards in a busy retail precinct.

    Project Description: Construction of mixed-use commercial and retail precinct with 30+ stores and restaurants.  Shared basement carpark for over 350 vehicles and circa 4,000m2 commercial office building above.

About The Directors

Simon Jeppesen

Simon holds a Project Management license and had overseen over $500m worth of construction projects during his career working with large tier 2 builders and market leading client-side project management firms.  Having worked across different sides of project delivery, Simon has a complete understanding of the development and construction cycle, from conceptual design through to construction and handover.  Through experiencing both sides of the development and construction cycle, Simon successfully plans, manage and de-risks construction while effectively managing stakeholders through understanding both sides.

Nino Bartilomo

Nino holds an Open Builder’s license and has developed and built over $200m worth of construction projects ranging from multi-unit residential and commercial projects in the past 12 years.  Through on-site delivery of projects, Nino has developed extensive connections with consultants, local councils, subcontractors and other builders.  Nino has also overseen the delivery of $50m worth of residential projects in the role of Development Manager for local and international property funds.  Currently working in both the construction and development sides of projects, Nino can provide detailed insight into construction issues and find cost effective solutions through his vast network of contacts and construction expertise.
