Pi Development Management is a boutique client-side project management consultancy known for delivering high-value, complex projects across the residential, commercial, retail, hotel, and specialist disability housing sectors.
Our founding directors bring a wealth of experience working for both builders and developers, giving us a deep understanding of the entire project lifecycle—from concept and design to completion and handover.
Through a comprehensive understanding of stakeholder requirements across all project phases, we are well equipped to anticipate and mitigate risks before they affect our clients’ budget, schedule, or quality standards.

Consultant engagement to establish concept design and quantity surveyor cost plan.
Design consultant management for early design development and development approval.
Work with consultants to deliver required documentation necessary for approvals.
Working with qualified quantity surveyors and builders to firm up development costings required for funding approvals.
Lead value engineering initiatives in conjunction with quantity surveyors, builders, and consultants to achieve project budgetary requirements.

Finalisation of design development to have project documentation ready for tender by Contractors.
Engagement of supplementary consultants on behalf of the client to document and obtain Building Approval.
Issue of Request for Tender documents to the market for Contractor pricing.
Liaison with legal team to finalise appropriate contract form for project.
Review of Contractor tender pricing and negotiation with selected Contractor to get to Contract.
Manage Contractor to ensure all pre-construction authority requirements have been met.

Contract management and administration to ensure works are delivered in accordance with the Contract.
Assessment of claims, variation requests and extension of time requests from the Contractor.
Program management to ensure project is delivered on time.
Site inspections to ensure project quality outcomes are achieved by the Contractor.
Issuing of Practical Completion in accordance with the Contract.
Assessment and issue of Liquidated Damages when applicable.
Resolution of Contractor disputes in accordance with the Contract.
Review and assessment of defects and subsequent resolution by the Contractor.

Project Description: Construction of Architecturally designed commercial building with 27 Carparks now leased to the QLD Government for their brand-new State Pathways College. About The Directors
Simon Jeppesen
Simon holds a Project Management license and had overseen over $500m worth of construction projects during his career working with large tier 2 builders and market leading client-side project management firms. Having worked across different sides of project delivery, Simon has a complete understanding of the development and construction cycle, from conceptual design through to construction and handover. Through experiencing both sides of the development and construction cycle, Simon successfully plans, manage and de-risks construction while effectively managing stakeholders through understanding both sides.
Nino Bartilomo
Nino holds an Open Builder’s license and has developed and built over $200m worth of construction projects ranging from multi-unit residential and commercial projects in the past 12 years. Through on-site delivery of projects, Nino has developed extensive connections with consultants, local councils, subcontractors and other builders. Nino has also overseen the delivery of $50m worth of residential projects in the role of Development Manager for local and international property funds. Currently working in both the construction and development sides of projects, Nino can provide detailed insight into construction issues and find cost effective solutions through his vast network of contacts and construction expertise.
